Total Inventory shows the number of properties on the market at the end of the month in question. New Listings taken any time during the month are included. Listings that were Cancelled, Expired, or became Pending for sale at any time during the month are not.

Looking at long-term trends and comparing one month with the same month a year or two before requires that the system look at Active and Off Market Listings in exactly the same way. Once a listing goes Off Market, the fact that it was CTS or Withdrawn at some time in the past cannot be recreated. So, the system counts them in inventory for the entire period between the listing date and the off market date which is when they go into a final off-market status (e.g. Pending, Cancelled, Expired). This ensures that the numbers for recent months are truly comparable with earlier months.

A Current Inventory chart is provided which shows inventory without CTS or Withdrawn listings. Current Inventory gives the best figures over the last several months. But for the most accurate analysis of longer-term trends, use Total Inventory.

A moving average line may be displayed on this chart. The default time period for the moving average is four (4) months. That is, each point on the moving average line represents the average that month and the four (4) preceding months.
